The Elms, Orestan Lane, Effingham, Leatherhead, KT24 5SL

We plan to extend the rear of the house by 6 metres to form a larger kitchen / breakfast room. (We believe the house may have been extended many years ago to the rear by 2 metres. This meaning with the new extension it will be a maximum of 8 metres, however I am not entirely sure if there was a previous extension or if it was just infilled on one side. ) The extension will be single storey and will be finished in render as per the existing house. The roof will be a flat roof with dummy pitches to the rear and side. It will not extend above 4 metres in height at the highest point and the eaves with match in height or be lower than the existing house. The extension will not be within 2 metres of any boundary and will not obscure natural sunlight from any neighbours property.

Old Rickford, Rickford, Worplesdon, Guildford, GU3 3PJ

Listed Building Consent for the internal restoration of exposed oak timber beams, principal vertical posts, fireplace mantle, and associated structural timber framing by dry ice blasting. The works comprise the specialist cleaning of the exposed oak ceiling beams, principal vertical posts, fireplace mantle, and associated structural timber framing located across the ground floor reception rooms (sitting room and entrance hall), hallway, and first floor bedrooms (three bedrooms) to remove existing paint coatings, accumulated surface contamination, and age-related deposits. The works will not include the oak doors, wall panelling, skirting boards, or staircase treads. The cleaning will be done by a specialist heritage cleaning contractor, using dry ice (solid CO2) blasting. This is a non-abrasive, chemical-free, and moisture-free technique that removes surface contaminants by propelling solid CO2 pellets which sublimate on contact, leaving no residue. The works are entirely internal. No structural alterations, removal of historic fabric, or external works are proposed. A natural oil finish (linseed oil) may be applied following cleaning to nourish the timber, subject to the conservation officer's approval.
